RESERVATION PROCEDURE & TERMS AND CONDITIONS OF BUSINESS


RESERVATION PROCEDURE.

Reservations. Reservations can be made by email, fax or telephone and are subject to availability. Minimum period of stay is for one week. Extra days are prorated against the weekly rate. There is no maximum length of stay. If you plan to stay for one month or longer please inquire about our special monthly rates. Your stay can start on any day of the week.

Special Requests.
If you have any special requirements or requests please make sure these are detailed on your inquiry sheet. It may not be possible to meet all requests and some requirements cannot be guaranteed. Your confirmation-booking sheet will give details. Additional items such as BBQ's, fax machines, golf clubs, cots, high chairs, strollers and rollaway beds may be hired. These are detailed on our property page and can be reserved at the time of booking or when you arrive.

Payment. For each week or part thereof booked a deposit of $500.00 is required. Full payment is due 6 weeks prior to arrival.

Cancellation
. If cancellation is made prior to 6 weeks of arrival the deposit less a $100.00 administrative charge will be refunded. Any cancellation within 6 weeks of arrival will result in the loss of all payments made and any outstanding balance becoming payable in full. However, if TJS Vacation Homes can re-let the property then a refund will be made less any shortfall in the re-letting rate plus a $100.00 administrative fee.

Security Deposit.
Upon arrival all guests are required to register at our office. An imprint and authorization of a VISA or MasterCard for $500.00 or a $1,000.00 cash deposit will be taken as security and /or additional charges incurred. We will advise guests in writing and only process the charge to their credit card if damages, losses or additional charges are incurred. Cash deposits less a $10.00 service charge will be returned once all bills for the property have been cleared (4-5 weeks). Deposits will be sent through the mail at the risk of the guest.

If you arrive out of office hours directions and keys to your home will be left in our lock box and you will be required to register the next business day.


Directions to Office and Emergency Telephone Number
.  With your confirmed booking details you will receive directions to our office and our emergency telephone number.

Stays of One Month or Longer.  Clients renting a property for a period of one month or longer will be issued a full contract with slightly different terms and conditions. A copy can be made available before booking or will be sent to you with your confirmed booking details.




TERMS AND CONDITIONS OF BUSINESS.

Self-Catering Accommodation. Whilst all of our properties are extensively equipped such items as "get you in" food packs, maid service and cleaning materials are not normally provided. Any request for such facilities should be made at the time of booking.

Number in Party. A 3-bed property sleeps a maximum of 6 people, a 4-bed property a maximum of 8 and a 5-bed property a maximum of 10. Occupancy in each category may be increased by one person providing one member of the party is aged 10 or under and TJS Vacation Homes is informed prior to arrival and written confirmation has been issued. In these cases a crib or a rollaway bed will be provided.

Property Location and Specification. All of our properties are individually owned and whilst they all meet exacting standards the style, layout, rear aspects and contents of each property will vary. If you have booked a generic property we cannot guarantee a particular property, development or that it will be identical to a property illustrated in any of our advertising material.

If an individual property has been booked, subject to any events beyond our control, you will be accommodated in this property. Should it be necessary to offer alternative accommodation you will be informed immediately and given the opportunity, at no cost, to cancel.

Pets. Under certain circumstances we are able to accept pets. Any guest wishing to bring a pet must obtain written consent prior to arrival.

Smoking. All of our houses are "non smoking". However, smoking is permitted on the outside patio areas. Please be aware that if smoking has taken place inside the property you run the risk of additional cleaning bills to eliminate the effects of smoke and ash.

Swimming Pools and Spas. All pools are heated by solar or electric systems. In some cases both systems are fitted. If you require a certain type of heating please make sure this is requested at the time of booking. Electric heating is an extra charge. The temperature of the pool cannot be guaranteed.

Pools are cleaned on a weekly basis. Should a pool become dirty (surface dust excepted) between cleans you should notify the office. Some pools are fitted with spas however, unless we have confirmed that the property has a spa it is unlikely that this facility will be available.





Equipment Failure.
TJS Vacation Homes will not be held responsible for any major equipment failure such as power and water supply, main sewer blockage and air conditioning. TJS Vacation Homes will take immediate steps to resolve any equipment failure. If the problem cannot be fixed within 24 hours of being reported to a member of TJS Vacation Homes then you will be offered a move to another property. If it is not possible to move you then the total liability of TJS Vacation Homes will not exceed one week's rental payment.

Insects. The climate is sub tropical and the presence of insects is quite normal. Although all of our properties regularly treated to keep insects under control there will be, albeit infrequently, occasions when ants and other insects will encroach into the property and patio area. The protective insecticide barrier created by regular spraying should take care of the problem but may result in some dead insects being found in the property.

General Problems. Any problem you are experiencing with the property or contents should be reported to our office as soon as possible. If the problem occurs outside of office hours and is major problem or urgent you should call our emergency number.

Claims and Compensation.
Any claim for compensation, including loss of enjoyment must be reported immediately the problem occurs. All claims must be made whilst you are still in occupation. No claims will be entertained after the event. We must be given the opportunity to rectify the problem. In the event that any dispute cannot be resolved the dispute will be settled in accordance with the laws pertaining to the State of Florida.
